CONSTRUCTION MANAGER

Do you like problem solving? Have a great attitude, but don’t put up with BS? Do you enjoy managing, incentivizing, and leading people? Consider joining our team as a Construction Manager.

ABOUT THE JOB

This is not a new position. It is a management position in construction on our small but mighty team. The CM will manage between 20-40 projects per year to include new construction, reconstruction, and/or rental property turns through all phases of the project:

  • Pre-construction (Planning Phase)

  • Construction (Active Build Phase)

  • Project Completion (CO Received + Sales Process)

The CM will manage these projects with the support of a Field Superintendent + Admin + Design Assistant to ensure they finish on time and on budget, while also maintaining quality control.

We look for motivated individuals in this role and we need a team member who is capable of managing several projects at once. The right person is someone who fits our company culture and is looking for a company they can grow with and see results from what they put in as the business continues to develop.

EXPERIENCE REQUIREMENTS

  • 3-7 years of hands-on construction experience with strong understanding of code requirements for multiple trades: framing, mechanical, electrical, and plumbing. (New construction experience preferred)

  • At least 2 years of management experience (Construction management experience preferred)

FIELD SUPERINTENDANT

Do you live and breathe construction? Do you have years of experience doing hands on work? Are you capable of motivating others? Consider joining our team as Field Superintendent.

ABOUT THE JOB

The Field Superintendent is “our eyes” on the job site, ensuring they stay clean, safe and on schedule. This is a full-time salaried role with bonus structure. The FS will manage multiple projects and subcontractors, monitor for quality work, and interface with inspectors. He/she will maintain close communication with the Construction Manager, reporting issues and updating on things coming down the line.

EXPERIENCE REQUIREMENTS

  • A high school diploma

  • 5 years + Hands-on Construction Experience

  • 2+ years working closely with subcontractors in a supervisory role

Ideal Candidates will have the following experience:

  • 5+ years in residential or commercial construction

  • 3+ years managing subcontractors

  • Working on job sites in field construction (with power tools & hand tools)

  • Monitoring quality of installs

  • Interfacing with inspectors 

  • Working with power tools and hand tools

  • Using Digital Construction Management Tools: (We use BuilderTrend)

TASKS & JOB DUTIES

  • Attends weekly team meetings + one-on-ones with the Construction Manager

  • Effectively and regularly communicates with Construction Manager

  • Verifies homes are ready for MEP inspections

  • Builds relationships with city inspectors

  • Visually inspects houses to prep for building inspections

  • Can correct minor inspection punch items, if needed

  • Carries necessary tools to job sites

  • Schedules subcontractors

  • Maintains job site schedules

  • Interfaces with vendors and suppliers

  • Monitors use of construction tools

  • Enforces job site safety and security – reducing occurrences of theft

  • Receives deliveries

  • Holds subcontractors to contract standards

  • Responsible for ensuring clean job sites – (by subcontractors)

  • Manages movement of job site materials when needed

  • Completes daily logs in BuilderTrend

  • Contributes to BT template improvement

  • Material take-offs when necessary. 

  • Assists with “End of Project Punch Lists”

This is a full-time supportive role to be filled by an individual who desires to work in an in-person, office setting (most of the time). A somewhat hybrid schedule with flexible hours is available to support work/life balance, when needed. Mileage reimbursement, team and community events, mentorship and growth opportunities available. Pay determined by experience.

Our office admin role supports many operational facets of the company to include sales, marketing, and construction.

DESIGN ASSISTANT

Have you been in the design industry, but don’t necessarily love interfacing with retail clients? Or are you a newer designer looking to gain more practical experience? Perhaps you have worked with builders in the past and want a flexible work schedule.

ABOUT THE JOB

This is a project-based, mostly remote supportive role to be filled by an independent contractor on an on-going basis. The ideal person is an effective communicator, highly organized and attentive to details. They will also have (or be able to develop) a realistic understanding of budgets and construction costs as it relates to design elements. For new construction projects, we have built out several interior design packages at various price points. The design assistant will attend and sometimes lead a series of design related project meetings throughout the planning phase of the project. With parameters and budget set, the design assistant will work off of one of the existing design packages to spec out everything from interior light fixtures and tile to exterior colors and features. Then, will obtain approvals, and ensure specs are accurately populated into the spec sheet for each house, and make changes as needs arise throughout the projects. This job will involve interfacing with vendors and job site visits (most are in Durham, NC). Our company owns and manages between 20-40 projects per year. Pay to be discussed during interview

EXPERIENCE REQUIREMENTS

  • A College Level Education

  • 2+ Years of Design Work and/or Design Internship Experience
